Questions

Understairs & guest toilets, answered.

Is my understairs space actually big enough for a toilet?
Often, yes — a functional guest toilet can fit into a space as small as 70cm wide by 130cm long. The key is headroom, not floor area: we typically position the toilet at the lowest part of the ceiling slope and the basin at the highest point.
Do I need planning permission to add a downstairs toilet?
In most cases, no. Converting an existing internal space is considered exempted development in Ireland, provided you’re not extending the footprint or altering a protected structure. The work still has to comply with Building Regulations for ventilation and drainage, which we manage for you.
My understairs cupboard has no window — how do you handle ventilation?
A window isn’t required, but ventilation is non-negotiable. For windowless rooms we install mechanical extraction fans linked to the light switch with a timer overrun, and we never install a toilet without a verified ventilation route.
How do you connect the waste pipe if the main drains are on the other side of the house?
Ideally we connect via gravity to your nearest soil stack. If the distance or gradient makes that impossible, we can install a macerator (saniflo) system behind the toilet, pumping waste through a small-bore pipe to your main drain.
Will adding a guest toilet actually add value to my home?
Yes — a downstairs toilet is consistently one of the most requested features for family buyers, typically offering a return on investment of around 5%.
How long does an understairs conversion typically take?
Most projects are completed within 3 to 5 working days, depending on the complexity of the plumbing. We sequence our plumbers, plasterers and tilers tightly to minimise disruption to your hallway.
