Hidden Costs in Bathroom Renovations Guide
A bathroom renovation is one of the smartest investments you can make in your Dublin home, often adding 4-5% to your property value. But if you have ever watched a renovation show, you know the script: the builder opens a wall, takes a sharp intake of breath, and the budget suddenly explodes.
In our 15+ years working across Dublin, from Victorian red-bricks in Rathmines to new builds in Sandyford, we have seen it all. The truth is, “bathroom renovation surprises” are rarely actual surprises to an experienced eye; they are predictable issues that cheaper quotes simply choose to ignore to get your signature.
To help you budget accurately, we are lifting the lid on the hidden renovation costs that can ambush your project, so you can plan for them before the first tile is smashed.
The “Invisible” Plumbing Upgrades
When you look at a showroom display, you see the chrome tap, not the pipework behind it. In many older homes, the existing plumbing is simply not up to modern standards.
Pressure pumps: You might dream of a rainfall shower, but if your home has a standard gravity-fed system (common in most pre-2000 Irish homes), that “rain” will be a drizzle. Installing a 2-bar or 3-bar pump is often essential for modern performance, adding €400 – €600 to your costs.
Moving waste pipes: Swapping your toilet and basin positions looks easy on paper. In reality, moving a 100mm soil pipe (waste pipe) often involves coring through external walls or digging up concrete floors. A simple layout change can easily add €8,000+ to your labor bill.
Lead piping: In homes built before 1970, we frequently find lead supply pipes. These must be replaced for health reasons, often requiring a new feed all the way from the mains.

The Electrical Reality Check
Bathroom electrical zones are strictly regulated in Ireland. You cannot simply swap an old light for a new one without ensuring the circuit is safe. Common “shock” costs include upgrading your fuse board if it doesn’t have an RCD (Residual Current Device) to handle the humidity of a new electric shower.
Additionally, we often find that old extractor fans are venting into the attic rather than outside, a major cause of mould and rot. Coring a proper external vent and installing a humidistat fan is a non-negotiable cost for a healthy bathroom.
Floor and Wall Preparation
This is the most common area where budget quotes fail. A tiler might quote you for “tiling,” but what are they tiling onto?
When we rip out an old bathroom, the plasterboard behind the tiles often comes away with them, leaving the stud wall exposed. You cannot tile over fresh air. The walls need to be re-sheeted, ideally with moisture-resistant boards.
Similarly, once the old floor tiles are up, we frequently find the sub-floor is uneven or “drummy” (hollow). To install modern large-format tiles without them cracking, we must pour a fiber-reinforced self-leveling compound. This engineering work is critical for longevity but is rarely included in a “basic” quote.
Waste Disposal: The Heavy Cost
A complete bathroom strip-out generates a massive amount of heavy waste such as old cast iron baths, rubble, tiles, and porcelain. A single standard skip often isn’t enough, especially if we are digging up concrete floors.
In Dublin, skip hire and permit fees (if the skip needs to go on the road) can run between €350 and €500. Some contractors leave this “to the client,” leaving you with a pile of rubble in your driveway. Always check if waste removal is “all-in.”
The “Finish” Factor
It is the small details that make a bathroom feel premium, but these are often left out of the initial price:
Tanking (waterproofing): Never skip this. A tanking kit costs €300–€500, but skipping it risks thousands in leak damage later.
Trims and silicones: High-quality color-matched silicone and brushed metal tile trims cost significantly more than standard white plastic, but they define the finish.
Stopcocks and valves: We always recommend installing isolation valves on every tap and toilet. It costs a little more in labor now but saves you turning off the water to the whole house if a washer fails in five years.
The table below illustrates where your money actually goes in a proper renovation vs. a “cheap” fix.
| Cost Category | Budget Quote (Risk of Surprises) | Professional Quote (Peace of Mind) |
| Plumbing | Connects to old pipes | Pressure tests & upgrades pipework |
| Tiling | Tiles over uneven walls | Re-boards & levels walls first |
| Waterproofing | Standard Grout | Full Tanking Membrane System |
| Waste | “Client to dispose” | Skips & Permits included |
| Outcome | Looks good for 2 years | Built to last 20 years |
